SKETCH PLAN: A legibly drawn plan, with sufficient detail to show the basic intent of the subdivision or land development.
ADD-ON PLAN: Minor modification of an original plan.
REVISION and/or UPDATE of ORIGINAL PLAN:
Revision - Major modification, such as adding additional building, to an original plan. Update - Reinstatement of an expired plan. Plans approved by MCTWP Planning Commission must be recorded in the office of the Snyder County Recorder of Deeds within 90 days (SALDO, Article II, Section 2.044) or there will be an additional fee charged. This is stated on all approved plans.
MINOR SUBDIVISION PLAN: The division or re-division of a lot, tract or parcel of land by any means into three or less lots, tracts or parcels of land.
MAJOR SUBDIVISION PLAN: The division or re-division of a lot, tract or parcel of land by any means into four or more lots, tracts or parcels of land.
MINOR LAND DEVELOPMENT: Soil disturbance for the purpose of subsequent construction from one to three structure(s) of any size and the construction of the structure(s) and/or improvements.
MAJOR LAND DEVELOPMENT: Soil disturbance for the purpose of subsequent construction of four or more structures of any size and the construction of these structures and/or improvements.
COMMERCIAL SUBDIVISON AND/OR LAND DEVELOPMENT: A subdivision and/or land development of any size relating to the buying and selling of goods or services suitable and appropriate or sufficient for the purposes of trade and done with the primary objective of making money.
INDUSTRIAL SUBDIVISION AND/OR LAND DEVELOPMENT: A subdivision and/or land development of any size for any manufacturing produced in bulk or unrefined and done with the primary objective of making money.
Plan. Comm. Inspection Officer : A person designated by the Township Supervisors for the purpose of inspection. Two visits are included in the original land development fee payment. Additional visits are at is $25.00 per hour, paid by applicant/owner/developer.
ENGINEER REVIEW: A review by a professional engineer, recognized as such within Middlecreek Township. Additional cost paid by applicant/owner/developer beyond stated Township Planning Commission fees.
SUBDIVISION & LAND DEVELOPMENT ORDINANCE (SALDO) BOOK: This book contains all the provisions required by the township for subdivision and land development in Middlecreek Township. Upon request, the Township Secretary will provide you with a copy of the SALDO book for the fee of current rate (printing, paper, etc.)
STORMWATER MANAGEMENT (SWM) ORDINANCE BOOK: Township requirements corresponding to Federal requirements. “The purpose of this Ordinance is to promote health, safety, and welfare within the Township and its watershed by minimizing the harms and maximizing the benefits described in Section 102 of this Ordinance. Ordinance 2009-02 was passed on November 16, 2009. The SWM Ordinance Book describes necessary provisions, including those of the Snyder County Conservation Department (soil disturbance, pre-construction) and requirements of Act 167. Upon request, the Township Secretary will provide you with a copy of the SWM book for the fee of current rate(printing, paper, etc.)
